We are thrilled to announce a groundbreaking achievement in sustainable building design in Israel: “Rogovin Yeda” (Kfar Saba) has become the first multi-tenant development project in the country to receive Fitwel certification, achieving an impressive 2 Star rating under the Multi-Tenant Base Building v2.1 design certification pathway.
Omer Rogovin: “This certification reflects our vision of creating office spaces that enhance the daily lives of everyone who will work in them. Alfa’s expertise and dedication helped this project achieve that vision and set a new benchmark for commercial real estate in Israel.”
“Rogovin Yeda” is a top-quality office building located on a previously developed site in Kfar Saba. The project consists of one building, 7 floors above ground of 12,653 m2. “Rogovin Yeda” is designed for the use of tenants which will lease the entire building space.
Rogovin demonstrates strong environmental leadership through advanced energy efficiency measures, including a high-performance building envelope, efficient LED lighting, and smart HVAC systems that together reduce energy use significantly below baseline. Water conservation is achieved through efficient fixtures and condensate reuse.
The project stands out for its comprehensive approach to health-focused design, incorporating numerous evidence-based strategies that support physical, mental, and social well-being. The strategies complement the LEED GOLD sustainability strategies but focus solely on maximizing occupant health, comfort, and productivity:
- Strategic Urban Location: Situated in a highly walkable area, the development offers easy access to public transportation and a diverse array of services and amenities, promoting active lifestyles and reducing individual carbon footprint.
- Enhanced Outdoor Spaces: The project will include features thoughtful design in the outdoor areas such as:
-
- Dedicated relaxation zones with abundant vegetation
- State-of-the-art outdoor fitness equipment
- A vibrant farmer’s market which promotes healthy eating habits through access to healthy options
- A community herbal garden fostering social connection and biophilia.
- Superior Indoor Environment: The development’s indoor space quality meets the highest standards:
-
- Optimized access to natural daylight and views connecting occupants with the outdoors
- Efficient HVAC systems that deliver comfort and high indoor air quality
Commitment to Operational Excellence: Beyond design, the building will operate to maintain these high standards through rigorous assessment and optimization of building systems.
