Background
Gav-Yam Tamar 4 is a mixed-use office and retail building in the Gav-Yam Biotechnology and Business Park in Rehovot, with 2 underground and 9 above-ground floors totalling ~154,600 ft2. Alfa managed the LEED design and certification.
Approach
An integrative design cut energy 20% below the ASHRAE 90.1-2007 baseline through low-e glazing, high-efficiency air-cooled chillers and an orientation that maximizes daylight into the office floors. Indoor potable water use was reduced ~38% with low-flow fixtures and dual-flush toilets, all landscaping is irrigated with recycled HVAC condensate, and 88% of construction waste was diverted from landfill. All parking is located underground to cut the heat-island effect, with preferred spaces for low-emitting/fuel-efficient vehicles and bicycle parking for occupants. As a Core & Shell project, tenant leases require daylight sensors in regularly occupied daylit spaces and occupancy sensors in intermittently occupied spaces; the project earned maximum points in the Innovation in Design and Regional Priority categories.
