We are very proud to announce that Microsoft Campus was awarded LEED Platinum BD+C, certified higher than initially expected.

Background

The Microsoft Campus in Herzliya is a 45,000 m² office building. Its design combines indoor and outdoor space, connecting all floors through stepped external terraces, with ground-floor and roof gardens and many areas for relaxation, sport and leisure. Sustainable features include a high-performance double-skin façade with automatically controlled blinds, solar PV, and high-efficiency HVAC; AC condensate is reused for irrigation. Cycling is encouraged via a dedicated path to a large bicycle store with showers, changing rooms and e-bike charging. Completed in 2020 and awarded LEED V4 Gold; also achieved a 3-star Fitwel rating. Alfa provided energy, sustainability, LEED and Fitwel consulting.

Approach

A controlled double-skin facade ventilated by return air, water-optimized cooling towers (27% energy savings) and enVerid air purification are paired with rooftop PV powering 100% of exterior lighting, 100% recycled-condensate irrigation plus Watergen drinking water from air, on-roof composting of organic waste, and full carbon offset per Microsoft's global policy.
